What is happening in the Denver Real Estate Market, and How Does it Impact Me?
Every year, consumer surveys find the number one thing clients want from their Realtor is a strong
understanding of the local market conditions. We do the homework for you so you can have the most accurate and up-to-date Information. The more information you have, the better you are able to make informed decisions.
As one example: This map compares the most recent twelve months (Jan 2010 — Jan 2011) versus the twelve months just before that (Jan 2009 – Jan 2010). We do a lot of other research also. For example:
The overall price of a Residential Home in Denver
INCREASED about 3.5% in 12 months ended Jan, 2011 over the previous year. However, there is a lot of variety across neighborhoods.
- The dark red areas declined 4% or worse.
- The dark green areas were up 7% or more.
- The orange, light green and yellow were the segments in between.
The first line has the area name and average days on market for houses that sold. The 2nd line has the price change and the average sale price. The 3rd line has the number of sold homes in the past 12 months, the number of active properties on the market, and the months of inventory (MOI) on the market.
- Generally, the higher the percentage of “distress sales”, the worse the appreciation (or greater the depreciation) was in the last year.
- Also a general rule of thumb, the less expensive the price, the more foreclosure activity. Most foreclosures are under $250K.
Light rail lines that are operational are connected with heavy blue lines. Stations without the blue lines are under construction. The first of these go on-line in 2012.
Remember the old adage, “location, location,location”? It’s never been more true than today.
